Do I need Planning Permission for a garden room?

Modern garden rooms do not usually require a planning application as they fall within permitted development rules under class E. This is pre-approved planning permission but is subject to several conditions.

The three main factors to take into consideration:

  • The garden room does not exceed a height of 2.5m (if within 2m of boundary)
  • The garden room does not take up more than 50% of your garden area. This includes previously constructed extensions or garden rooms
  • The garden rooms is not to be used for living or sleeping accommodation

Do I need Building Regulations approval for a garden room?

The three main factors to take into consideration:

  • Building Regulations do not usually apply unless you want to sleep in it
  • A garden room under 15m2 internal floor area can be installed close to any rear boundary
  • A garden room over 15m2 and up to 30m2 needs its boundary facing elevations to be constructed substantially of non-combustible materials (unless it is over 1m from a boundary)*
*When building a garden room within 1m of a boundary, all of our boundary facing walls meet current spread of flame regulations.
Any garden building with an internal floor area of more than 30 sqm will need to have Building Regulations approval.
